However, did you know that checking "comps" and providing an "estimate" of a home's value prior to receiving the appraisal order MAY put the appraiser in violation of the Uniform Standards of Professional Appraisal Practice (USPAP) and jeopardize their state license?  AZ48Appraisals.com prepares all appraisals in compliance with USPAP and Arizona State Appraisal Licensing laws.  This protects you, us, and the property owners.  

So What Do I Do Now? AZ48Appraisals.com can provide you with a Desktop Appraisal.  This may appear to be the same thing as a comp check, yet it is VERY different. 

With a Desktop Appraisal, you may supply us with the property information requested below, and we can prepare a limited/restricted appraisal based on available public records and area sales.  This is typically not as accurate as a full inspection and full URAR appraisal, yet it can serve to guide the client with regards to market trends and area sales, while providing protection to us as the appraiser. 

With a Desktop Appraisal, we maintain a full workfile on each and every request and treat it with the same regards as a more typical appraisal assignment.  The same procedures are followed just as in preparing an actual full appraisal.  However, we do eliminate the cost and income approaches to value and rely solely upon the sales comparison approach.

This service is typically a charge of $50 - $150. 

Please be advised that there IS a significant cost of both time and resources to our office, therefore we cannot provide this service for free to anyone!
